What is the role of the Planning Commission?
The Clemson Planning Commission is an advisory board created by City Council to provide recommendations on a variety of land use related issues impacting the long term quality of life in the Clemson community. The Commission is responsible for reviewing and directing the preparation of the City's Comprehensive Plan, Zoning Ordinance, and Land Development Regulations. Other duties of the Commission include approval of street name requests, recommendations of rezoning requests, approval of land development applications, and recommendations regarding ordinance amendments.

What can the Planning Commission do?
The Planning Commission makes recommendations to City Council. As an advisory board, the City Council relies heavily upon the Planning Commission to vet proposed land uses, projects, and changes to the zoning ordinance and Comprehensive Master Plan. Typical projects reviewed by the Planning Commission include:
- Changes to the Zoning Ordinance
- Rezoning of a property
- Planned Developments
- Development and implementation of the Comprehensive Plan
- Development and implementation of Land Development Regulations
What can't the Planning Commission do?
The Planning Commission can NOT create, enact, or enforce laws or codes. Other than changing street names, they only make recommendations.
What is the process by which a proposal is reviewed by the Planning Commission?
Although City Council has final approval, any changes to the Zoning Ordinance, rezoning of a property, planned developments, development and implementation of the Comprehensive Plan, and development and implementation of Land Development Regulations must be reviewed by the Planning Commission. This volunteer advisory board meets monthly (if a review has been requested) and the deadline for submitting to the Planning Commission is two weeks prior to a scheduled meeting.
